Now it’s time to choose the builder who will bring your dreams to life, down to every last detail. Custom Contract Work Only Byrd Builders constructs custom homes on Kiawah and Seabrook Islands for the area’s most discerning residents. We build no more than two homes at a time, allowing us to devote our full attention to each client project. Performing only custom contract work protects our clients; unlike firms that engage in speculative building and then scramble to cover speculative losses with funds from their custom builds, we have always operated as a debt-free company. Licensing Byrd Builders is licensed by the South Carolina State Licensing Board for Residential and General Contractors as a Residential Basic Contractor and Residential Light Commercial Contractor. Dedicated Bank Accounts For each custom homebuilding project, Byrd Builders opens a job-specific bank account. All funds are deposited into, and all bills are paid from this dedicated bank account. Contract Options The majority of our projects are performed on a Cost Plus Fee basis. We believe in complete transparency in our business operations: our Cost Plus Fee contracts are an open book, and all trade discounts are passed through to homeowners. While Cost Plus Fee contracts are our standard agreements, Lump Sum or Guaranteed Contract arrangements are available to homeowners who prefer them. Weekly Financial Reporting When you work with Byrd Builders, you’ll always know where your project stands with our weekly financial reports. Sent via email, these detailed reports show all checks written to date and include a job cost summary reflecting the original budget, forecast, incurred costs, variance, and the projected cost to complete the home. Virtual Progress Tracking Long distance relationships are no problem. We keep out-of-town homeowners up to date on construction progress by uploading photos to a private website each week. Scheduling At the start of each project, a detailed construction schedule is prepared and followed throughout construction. Byrd Builders founder Matt Byrd serves as contractor and superintendent on every job, ensuring a seamless, on-schedule build process. Around-the-clock service When facing a project as complex as building a custom luxury home, homeowners often have questions outside of “normal” business hours. Quality Subcontractors We know that our work is only as good as the partners we work with, so we have built longstanding relationships with the best in the business. We select only those subcontracting companies whose owners share our hands-on approach to client work, and we personally supervise them on our build sites.
